- No modification or alteration such as painting, installation of light fixtures, etc. is permitted without the prior consent of the owner.

- Signs, displays, flags, etc. are not permitted in windows, balconies, or other common areas of the property.

- The ventilation system, air exchanger, garage door remote control, and other equipment are working properly.

- Battery replacements, bulb replacements, filter cleaning, and regular maintenance will be the responsibility of the tenant.

- At the end of the lease, the property must be in the same condition as it was on the date of occupancy, except for normal wear and tear.

- Lost items, broken equipment, and/or damage due to excessive use, such as scratched or bumpy floors, damaged appliances, etc. will be the responsibility of the tenant and will be repaired, replaced, or repaired at the tenant's expense, except for normal wear and tear.

- The potential tenant must fill out the credit check application provided by the real estate broker and must provide the employment letter or proof of salary at the same time signing the promise to lease.

- The first month of rent will be paid at the signing of the lease.

- Shall the owner find a potential tenant and it leads to the signing of the lease, the listing broker only charge the owner 1/2 month of the rent. Notwithstanding the foregoing, there shall be no reduction in remuneration in the event that one or several promises to lease are submitted through other agencies or brokers, concurrently with a promise to purchase submitted through the BROKER or the broker representing the AGENCY identified in section 1.
